Countesswells will be a new community accommodating 7,000 people to the west of Aberdeen city. Together with the construction of 3,000 new private and affordable houses, the new settlement will create local employment opportunities.
The site area at Countesswells is 165.9ha (407 acres). It measures 1.98 kilometres north to south at its longest point and 1.41 kilometers east to west at its widest.
The final mix of homes will be developed in response to market demand, the place making aims of the Development Framework, and phased master plans and detailed design. Each phase will be charged with creating a strong sense of place following the design guidance set out in the Development Framework.
Countesswells is a flagship development for leading developer Stewart Milne Group who will undertake all main infrastructure works. Homes will be delivered by Stewart Milne Homes while select parcels of land will be sold to key house builders who in turn will design and build their choice of homes within this new community.
There are seven main character areas within Countesswells. These character areas have been informed by their location within the development, as well as the site’s existing topography, landscape structure and distinctive woodland setting. They will influence the ongoing design of any subsequent masterplans, detail layouts, parks and open space design and architecture.
While the seven neighbourhoods will each feel distinct, there will be key character forming elements that tie the whole development structure together, offering a consistent and coherent identity across the land.
Within these neighbourhoods, Countesswells will incorporate a full range of homes, offering choice and opportunities for everyone from first time buyers, couples, young families, growing families and older generations with an emphasis on family housing. From stylish apartments to perfectly located terraced mews, semi detached and detached homes, each is designed to take advantage of space, views and surroundings. The homes themselves will create a strong sense of place, each within its own character area.
The development will provide 25% of affordable homes in line with the Local Development Plan policy. Affordable homes will be integrated within the phasing of the development and designed as part of each relevant character area, predominantly located in areas which are well connected in terms of footpath and cycle networks, public transport networks and accessibility to the proposed mixed use centres.
